Letter to Homeowners
To all homeowners,
The annual dues mailing has been sent, and you should receive it in the next couple days if you haven’t already. Please note that the zip code in the return address at the top of the letter was incorrect on some of the letters; the correct zip code is 80162. The letter content is also included below for your reference.
Hello Dutch Creek Village Homeowner,
Enclosed is your invoice for the 2021-2022 HOA Dues. Please send your payment by Thursday, April 1, 2021 to the following address: Dutch Creek Village HOA, P.O. Box 620991, Littleton, CO 80162.
You will find a selection of the following line items on your invoice:
- Master Association Dues, April 1, 2021 – March 31, 2022: $588.38
This is an increase of 1.4% compared to last year, following the 2020 Consumer Price Index from the Bureau of Labor Statistics. This helps us keep up with increasing maintenance costs.
- Trash Dues, April 1, 2021 – March 31, 2022: $141
This amount is the same as last year, per our recurring contract with Waste Connections.
- Pool Credit, April 1, 2020 – March 31, 2021: $24.74
This amount is a good faith credit since the pool was unable to open last summer due to COVID-19. The difference between budgeted ($15,175.00) and actual ($10,623.48) spend as of December 2020 was credited back to homeowners.
- Outstanding balance as of March 1, 2021:
This may be included as a second “statement” page and would include any previous balance (due to over/underpayment, fines/fees, etc.). Select homeowners will see a trash credit from Waste Connections due to the service disruptions in the winter of 2019-2020.
