Annual Dues
Master Association: Amount of Annual Dues for Fiscal Year April 1, 2024 – March 31, 2025
- Master Association Dues are $693.29 for 2024-2025 fiscal year.
Note: These dues increase each year according to the CPI. - Filing I and II trash dues are an additional $168.90 per year.
- If you wish to pay monthly, it must be paid ahead for the upcoming year.
- Filing III residents pay Master Association dues, plus a separate amount for Filing III dues. For more info about Filing III dues, contact the management company.

Date Invoices for Annual Assessments Issued – March 1
The billing statements for the annual assessment are to be sent to the Owners 30 days (March 1) in advance of the Due Date (April 1). (See Article VIII, Section 2c in the Bylaws)
Due Date – April 1
The annual assessment shall be due and payable on the date set forth on the annual billing statement. Assessments not paid in full on or before the due date (April 1) shall be considered past due and delinquent. (See Resolution 002-06)
Interest and Late Charges on Delinquent Installments
Interest and a $20 per month late fee will be charged if the annual installment is not paid by April 1. Interest will be imposed from the due date (April 1). (See Resolution 002-06)
Return Check Charges
A $20 fee will be assessed against an Owner in the event any check is not honored by the bank or is returned by the bank for any reason whatsoever, including but not limited to insufficient funds. (See Resolution 002-06)
Attorney Fees on Delinquent Accounts
The HOA is entitled to recover its reasonable attorney fees and collection costs incurred in the collection of assessments or other charges due the HOA. (See Resolution 002-06)
April 1st is the date on which the DCV Master Association Annual Assessment (Dues) is due. Per the Declaration, the invoices will be mailed at least 30 days prior to the due date. Dues are delinquent when not paid by the due date (April 1). If the assessment is not paid by April 1, it shall bear interest from the date of delinquency (April 1) at the rate of twelve per cent per annum (12%) and a late charge of $20 per month will be assessed until which time the dues are paid. The Board of Directors set the Assessment due date at April 1 in 2009. The fiscal year of the Association is April 1 – March 31 because the majority of our expenses come during the period of May 1 – October 1.

Frequently Asked Questions
- Each year there is confusion on these dues from new homeowners. The misconception is that if closing was prior to March 31, the Annual Assessment was cleared/paid at closing. However, the status letter prior to March 31 refers to the Assessment for the year ending March 31 of that current year.
- Another area of confusion comes from the status of two HOAs within our community. Filing III is a sub-association which operates separately from the Master Association and also has annual dues.
